Position Overview

We are seeking an experienced Commercial Property Broker who will be responsible for the leasing and sale of commercial office spaces primarily in the Cape Town CBD and the greater Western Cape. The ideal candidate will bring a deep understanding of the market, excellent client relationship management skills, and a proven ability to execute successful deals. You will play a key role in expanding our property portfolio and delivering tailored real estate solutions to our clients.

Key Responsibilities

  • Leasing and Sales: Manage the leasing and sale of commercial properties, particularly office spaces, ensuring transactions align with client requirements and market trends.
  • Client Management: Build and nurture relationships with property owners, corporate tenants, and investors. Provide expert guidance and consultative sales support to match clients with suitable properties.
  • Market Intelligence: Conduct market analysis to stay informed on the latest trends in the Cape Town commercial property sector. Provide clients with data-driven insights to help them make informed decisions.
  • Transaction Management: Oversee the end-to-end leasing and sales process, from property listings and marketing to negotiations and closing.
  • Property Valuations: Perform property appraisals and valuations, advising clients on competitive pricing strategies for the leasing and sale of commercial properties.
  • Marketing and Promotions: Prepare high-quality marketing materials, including brochures, online listings, and presentations. Leverage social media and other digital platforms to promote listings.
  • Business Development: Identify and pursue new business opportunities, networking with potential clients, and attending industry events to expand the firm’s reach in the commercial property sector.
  • Portfolio Management: Support in managing a portfolio of premium office buildings across Cape Town, ensuring high occupancy rates and maximized returns for clients.

Key Requirements

  • Experience: Minimum of 1-2 years of experience in the commercial property industry, with a successful track record in leasing and sales of office spaces.
  • Industry Knowledge: Strong understanding of the Cape Town CBD commercial property market, including trends, pricing, and tenant demands.
  • Qualifications: Valid Fidelity Fund Certificate (FFC) and registration with the Estate Agency Affairs Board (PPRA).
  • Sales Skills: Proven ability to negotiate and close deals with corporate tenants and investors.
  • Communication: Strong verbal and written communication skills, with the ability to deliver client-focused solutions.
  • Networking: A well-established network of contacts within the Cape Town commercial real estate market, including landlords, developers, and tenants.
  • Proactive and Results-Driven: A self-starter who can work independently, meet sales targets, and drive business growth.
  • Problem Solving: Ability to resolve complex property transactions efficiently, ensuring the best possible outcomes for all parties.

Preferred Skills

  • Experience with Grade A office buildings in the Cape Town CBD.
  • Knowledge of property listing software and CRM systems.
  • Familiarity with digital marketing techniques and the use of online property portals.
  • Experience working with corporate tenants and understanding their specific requirements for office space.
