Position Overview
As a Commercial and Industrial Property Broker, you will be responsible for managing the sale and leasing of prime office and industrial properties in the Sandton and greater Johannesburg areas. You will work closely with landlords, investors, and corporate tenants to deliver strategic real estate solutions. Key Responsibilities
- Property Sales and Leasing: Manage the end-to-end leasing and sales process for commercial offices and industrial properties, ensuring seamless transactions and maximum returns for clients.
- Client Relationship Management: Build and maintain strong relationships with landlords, corporate tenants, and property developers. Provide strategic guidance and personalized service to meet their real estate needs.
- Market Research and Insights: Conduct thorough market research to stay informed on property trends in the Sandton and Gauteng industrial sectors. Use data-driven insights to advise clients on the best market opportunities.
- Transaction Management: Oversee all aspects of the transaction process, from listing and marketing to negotiations and closing, ensuring compliance with regulatory requirements and client objectives.
- Business Development: Identify and pursue new business opportunities to expand the company’s portfolio. Network with potential clients and attend industry events to enhance brand visibility.
- Property Valuations: Conduct appraisals and valuations to recommend market-related pricing for leasing and sales, based on current market conditions and property potential.
- Marketing and Promotion: Prepare high-quality marketing materials, including brochures, online listings, and social media content, to showcase properties to potential buyers and tenants.
- Portfolio Management: Assist in managing a portfolio of office and industrial properties, ensuring optimal occupancy levels and rental yields for property owners.
Key Requirements
- Experience: Minimum of 3-5 years of experience as a Commercial and/or Industrial Property Broker, with a successful track record in leasing and sales.
- Industry Knowledge: Deep understanding of the Sandton and Johannesburg property markets, particularly in the office and industrial sectors.
- Qualifications: Valid Fidelity Fund Certificate (FFC) and registration with the Estate Agency Affairs Board (EAAB).
- Sales Skills: Strong negotiation and sales skills with the ability to close high-value deals.
- Communication: Excellent verbal and written communication skills, with the ability to provide professional and client-focused advice.
- Networking: Ability to develop and maintain a strong network of contacts, including landlords, corporate tenants, and property developers.
