We are looking for an experienced Commercial and Industrial Property Broker to join our successful team in Umhlanga. The successful candidate will be responsible for managing the sale and leasing of commercial and industrial properties, developing and maintaining client relationships, and ensuring that deals are concluded efficiently and profitably. Key Responsibilities
- Property Sales and Leasing: Source, negotiate, and close deals for the sale and lease of commercial and industrial properties. Ensure that all transactions align with client objectives and deliver maximum value.
- Client Relationship Management: Build and maintain strong relationships with property owners, landlords, tenants, and investors. Provide expert advice and strategic property insights.
- Market Research and Analysis: Conduct thorough market research to identify opportunities in the commercial and industrial sectors. Stay updated on local and regional property trends to provide clients with informed recommendations.
- Portfolio Management: Assist in managing a portfolio of properties, ensuring maximum occupancy and optimal rental income.
- Property Valuations: Conduct property appraisals and valuations to advise clients on market-related pricing for leasing and sales.
- Networking and Business Development: Attend industry events and develop business opportunities to grow the company’s property portfolio. Identify potential clients and pitch the company’s services to them.
- Marketing Properties: Prepare professional marketing materials, including brochures, online listings, and social media posts, to promote properties effectively.
- Negotiation and Closing: Lead negotiations on behalf of clients, ensuring favorable terms and smooth transaction processes from offer to closing.
Key Requirements
- Experience: Minimum 1-2 years of experience as a Commercial and/or Industrial Property Broker with a proven track record of closing deals.
- Real Estate Knowledge: Deep understanding of the Durban and KwaZulu-Natal property markets, particularly in the commercial and industrial sectors.
- Qualifications: Valid Fidelity Fund Certificate (FFC).
- Sales Skills: Strong negotiation and sales skills with the ability to close high-value deals.
- Communication: Excellent verbal and written communication skills, with the ability to build and maintain professional relationships.
- Networking Ability: Ability to develop relationships with landlords, tenants, property developers, and investors.
- Driven and Self-Motivated: Ability to work independently and meet ambitious sales targets.
