Job Title: Regional Property Manager – Office / Retail

A leading property firm is seeking an experienced and organized Regional Property Manager to oversee the management of commercial office properties in Cape Town. The ideal candidate will play a critical role in managing tenant leases, overseeing financials, and ensuring the successful operation of properties under their care. This position requires a strong background in property management and a comprehensive understanding of the commercial real estate sector.
Key Responsibilities:
- Oversee the full property management of office buildings within the Cape Town region.
- Prepare and manage annual budgets for each property.
- Monitor and report on income statements, addressing variances and vacancies.
- Produce monthly financial projections for income and expenses.
- Collaborate with the Leasing Division to market available office spaces.
- Ensure that properties are well-maintained and in compliance with all relevant regulations.
- Manage lease renewals and ensure timely rent collection.
- Conduct tenant needs analyses and manage tenant installations, ensuring they are within budget.
- Oversee outstanding leases, tenant correspondence, and property documentation.
- Approve expenses related to leasing transactions and tenant installations.
- Manage utility recoveries, arrears, and other tenant-related costs.
- Prepare lease renewal documentation and manage lease expiry processes.
- Compile reports on gross leasable area (GLA) and vacancy movements.
- Manage capital expenditures (Capex) and risk in collaboration with the Facilities Manager.
- Participate in development-related initiatives and property improvements.
- Stay informed of market trends in property management and the commercial office sector.

Qualifications and Experience:
- BCom or relevant degree in a related field.
- 5 to 10 years of experience in property management, specifically within the commercial or office property sector.
